| Why isn’t my house selling?

You were hoping for a quick sale, it is a few months on and it is still on the market?  Lets look at some of the possible reasons.

Lack of Street Appeal?
One of the most important factors in presenting your house is its Street Appeal.

Buyers make up their minds about a house within minutes and if the outside of your home isn’t looking its best you could be losing out on potential buyers. Look at your property from the point of view of a buyer – everyone wants a home they can be proud of.

Is it Clean with no clutter?
We all have it.  But prospective buyers don’t want to see it. 

Rooms will look larger if there’s less stuff in them.  You might need rent a storage unit to store all but the most critical pieces of furniture and decor.  Don’t go overboard; it’s better to leave some furniture so potential buyers can imagine where their furniture would go.

  • Get in and clean everything.
  • Steam clean your carpets
  • Deep clean your kitchen and appliances.
  • Bathrooms can really benefit from a deep clean.
  • Wipe over every surface to remove dust and grime.

The Photos don’t do it justice?
Most buyers will start their property search online so the first glimpse they’ll get of your home will be via photos. Given the wealth of choice offered by most property websites it is easy for people to pass over pictures which look unattractive or don’t have the ‘wow’ factor.

Use a professional photographer. It can make a world of difference. First impressions count.  If your photos don’t come up to scratch you shouldn’t accept them.

Is the price right?
Getting the price of a property right can make all the difference to the prospects of a sale. 

The best way to ensure you have the asking price right is by combining online research with advice from agents.

There are many factors that can affect the Value of Your Property.

  • Position
  • Comparable Sales
  • Market Performance. (Supply and demand)
  • Your property condition
  • Renovation potential
  • Movements in interest rates
  • Infrastructure development in the area

Talk openly with your agent

Ask what else they could be doing to market your property.
It’s important to have regular conversations with your agent, including feedback on viewings and progress. Discuss with your agent other strategies to speed up the sale of your home.
